Exit to Eden
From wipipedia.org

Exit to Eden is a novel by Anne Rice, originally published in 1985 under the pen name Anne Rampling, and now re-released under Rice's own name. It concerns the running of a BDSM resort with masters and slaves.
It was also adapted into a film in 1994, starring Rosie O'Donnell and Dan Ackroyd;[1] the BDSM aspects were often played for cheap laughs, and the film had very bad reviews.
